Single Family Residential
Are you looking to build a new single family home in the City of Plymouth?  Verify the property's zoning classification by looking up the address online at BSA Online or by calling or emailing Greta at 734-453-1234 ext. 224 or .

Once you have established the zoning of a particular property, review ordinance requirements for setbacks, height, porches, decks, garages, chimneys, etc.  Click HERE to view the Code. Use the search function at the top of the page.  Type in the property zoning code and navigate to the correct zoning district regulations.

Commercial and Non-Residential
Are you looking to locate or re-locate your business to the City of Plymouth?  Are you considering leasing or purchasing a business property within the City?  Review the City's use matrix or the Code of Ordinances (Zoning - Chapter 78) to ensure your business use fits within one or more of the business or industrial districts.

Do you already have a property in mind?  Have you verified the property's zoning classification?  Call or email Greta at 734-453-1234 ext. 224 or  to confirm the property's zoning.  Once you know the zoning, search the City's Code or Ordinances by using the search function at the top of the page.  Type in the property zoning code (i.e. B-1) and navigate to the correct zoning district regulations.  If your use is not specifically listed as a "Principal" or "Special" land use, review uses that seem similar to your business model.  If nothing seems similar enough to what your business is, please call or email Greta for additional assistance.

Pre-Application Meeting
If your project requires site plan approval, you will need to have a pre-application meeting with the Planning Consultant and Community Development Director.  This meeting costs $325 and allows the developer/architect/real estate agent/property owner to pitch his or her idea to the appropriate individuals at the City before presenting formally to the Planning Commission. 

The pre-application meeting is the opportunity to discuss any potential issues with parking, landscaping, site circulation, density, signage, ingress and egress, height, and land use before the formal site plan review process begins.  Applicants are encouraged to bring s
ite plan sketches, surveys, photographs, and proposed drawings to the pre-application meeting.  At the conclusion of the pre-application meeting applicants should have a sense of how their project will fare in front of the Planning Commission.  Call our office today at 734-453-1234 ext. 232 to set up a pre-application meeting.

Planning Commission Approval
The intent of the Planning Commission's site plan review is to review certain buildings, structures, and uses that can be expected to have a significant impact on natural resources, traffic patterns, adjacent parcels, and the character of future development, and for all special land uses.  The Planning Commission is charged with ensuring that all buildings, structures, and uses conform to the ordinances.

Proposed projects that require site plan approval can be found in Section 78-242 of the Code of Ordinances.
